Asbestos is a mineral fiber that has been used commonly in a variety of building construction materials for insulation and as a fire-retardant. EPA and CPSC have banned several asbestos products. Manufacturers have also voluntarily limited uses of asbestos.
Today, asbestos is most commonly found in older buildings, in pipe and furnace insulation materials, asbestos shingles, millboard, textured paints and other coating materials, and floor tiles. Elevated concentrations of airborne asbestos can occur after cutting, sanding or other remodeling activities disturb asbestos-containing materials. Improper attempts to remove these materials can release asbestos fibers into the air in buildings, increasing asbestos levels and endangering people living in those buildings.
One way to effectively deal with known asbestos-containing materials in a commercial building is to implement an Operations and Maintenance (O&M) Plan. An O&M Plan efficiently meets applicable regulations and the desired levels of protection in varying building conditions. This program will assist the owner in addressing the necessary regulatory requirements by summarizing all pertinent asbestos management procedures and policies in one comprehensive document. The O&M Plan is to remain in effect until all ACM is removed from the facility.
The majority of banks and commercial money lending institutions require that asbestos inspections be conducted as a condition of a commercial real estate transaction.
Abatement of ACM could be costly. This type of response action or control option must be conducted by a certified contractor, and may result in extensive work stoppage and inhibit building access.
